One of the most common questions we get before booking is: how long will this actually take? It's a fair thing to want to know — you might be planning your morning around it, or you're a landlord trying to schedule a job between tenancies. The honest answer is that it depends on a few things, but most residential gutter cleaning jobs in Waikato run somewhere between 30 minutes and a couple of hours. Here's what drives that range.
Typical timeframes by property type
The simplest way to think about it is by house size and height. These are rough guides — every property is a bit different — but they give you a reasonable starting point.
- Small single-storey home (under 150 m²): Around 30–45 minutes for a straightforward clean with no major blockages. Think a compact three-bedroom brick house with clear access around the perimeter.
- Standard single-storey home (150–200 m²): Usually 45–60 minutes. Most residential jobs in Hamilton and the surrounding suburbs fall into this range.
- Large single-storey or small two-storey: 60–90 minutes. Longer gutter runs and the need to set up for additional height adds time.
- Large two-storey home: 90 minutes to two hours, sometimes more if the gutters are heavily blocked or the property has awkward access. Two-storey gutter cleaning takes longer at every step — inspection, cleaning, and post-clean check.
- Commercial or multi-unit properties: These are quoted individually based on total linear metres of gutter and building height.
What makes a job take longer
Time on site isn't just about how big the house is. A few other factors can push a job well beyond the typical range.
How blocked the gutters are
A gutter that's had a light clean in the past year and just has a bit of leaf matter takes much less time than one that's been left for three or four years. Heavily compacted material — especially silt that's dried and hardened, or moss that's grown thick — takes longer to draw out. The vacuum handles it, but it moves more slowly through dense blockages than it does through loose debris.
Blocked downpipes
If a downpipe is blocked partway down, clearing it adds time to the job. Most blockages at the top of a downpipe can be cleared with the SkyVac without opening the pipe up, but a blockage deep in the pipe or at the outlet may need additional work. We always check downpipe inlets as part of a standard clean — if we find a deeper issue, we'll flag it and let you know what's involved before proceeding.
Access around the property
One of the advantages of using the SkyVac 85 is that the operator works from the ground the whole time, so there's no need to position and reposition a ladder around the house. That said, access still matters. A property where you can walk a clear path around the perimeter is faster to work than one with dense gardens, locked gates, steep ground, or obstacles close to the wall. If you know access to one side of the house is awkward, it's worth mentioning when you book.
Gutter length and complexity
Simple rectangular houses have two long runs and two short ends. More complex rooflines — hipped roofs, additions, garages attached at odd angles — create more gutter sections, more corners, and more downpipe inlets to check. Each corner and each inlet takes a moment to camera-inspect properly, so a complex roofline adds up.

What happens on the day
Knowing what we actually do when we arrive gives you a better sense of where the time goes. A typical job runs like this:
- Arrival and setup: The vacuum unit and poles are unloaded and assembled. This usually takes about five minutes.
- Pre-clean camera inspection: We run the camera along the gutter before we start vacuuming. This shows us what's in there, where the blockages are concentrated, and whether there are any structural issues worth noting (cracked sections, sagging runs, or downpipe inlets that are already partially blocked). You can watch this on-screen if you're home.
- Vacuuming: The main part of the job. The operator works along each gutter run, drawing debris up through the carbon-fibre poles and into the sealed collection bag. Progress is steady but methodical — rushing a blocked section just means going back over it.
- Post-clean check: Once each section is done, the camera goes back through to confirm it's clear. This is where we catch anything that's been missed or that needed a second pass.
- Pack-up and debrief: The poles are broken down, the debris bag goes with us, and we give you a quick summary of what we found — the condition of the gutters, whether there are any issues to watch, and whether we'd suggest a different cleaning frequency going forward.
Does height add much time?
Height affects job time less than you might expect when you're working with a vacuum system like the SkyVac. On a ladder-based job, more height means more caution, more repositioning, and more fatigue for the operator. With a ground-based system, the height mainly affects how many pole sections need to be assembled and how much care is needed to direct the nozzle accurately. A two-storey job takes longer than a single-storey job of the same footprint, but it's not dramatically longer — the main time difference comes from the extra gutter runs that typically come with a two-storey home rather than the height itself.

Will you need to be home?
For most jobs, no. As long as we have access to the gutters around the full perimeter, we can complete the job while you're out. We'll send you a condition report afterwards. If you have a locked gate or a specific section of the property with restricted access, let us know when booking and we can arrange a time when you're around, or work through the logistics in advance.
